LOCATION
Tokavaig is a most attractive area located on the west coast of the Sleat peninsular and is one of a few small townships situated off the main Broadford to Armadale road and is accessed via a single track circular road. The area known as Sleat is an extremely fertile area known as the ‘Garden of Skye’ due to the abundance of flowering bushes and trees and the nearby village of Ardvasar provides a ‘local’ village shop and also a lively hotel. Sleat also has its own primary school and is home to the famous Sabhal Mor Ostaig, a Gaelic language college. The nearest main village is Broadford some 12 miles to the North and here you will find a Supermarket, selection of shops, hotels, a petrol station, a modern medical centre and cottage hospital. OCCUPANCY RESTRICTIONS
“The subjects for sale have been de-crofted post 12 May 2008 and so may, subject to the enactment of the draft crofting reform (Scotland) Bill published by the Scottish Government in May 2009, be the subject of an Occupancy Requirement. This necessitates that any dwelling house to be erected on the land is to be used as your principal or main residence and to be occupied by you for at least 183 days in each calendar year. The occupancy Requirement burden applies to the land in perpetuity. If you are intending purchasing land which has been decrofted since 12 May 2008 you should seek the advice of a solicitor conversant with crofting law.”
CLAWBACK
Clawback provision – the conveyance to the successful purchaser will be a nominee conveyance by the crofting landlord at the request of the crofting tenant in terms of the Crofters (Scotland) Act 1993. The conveyance in favour of the purchaser will contain a clawback provision providing that in the event of the land being resold within 5 years of the date of purchase a sum equivalent to one half of the difference between the price paid to the crofting landlord and the retail value of the land will be paid to the Landlord. Prospective purchasers are strongly advised to consult a Solicitor conversant with Crofting law.
SERVICES
Mains electricity was once connected but is now disconnected. There is a private water supply to the property however this would be unsuitable for a modern dwelling and will probably require a bore hole to be drilled. Drainage to be by way of septic tank.

It should be noted that during high tide the access track is inaccessible and in severe weather the high water level rises although there is no knowledge that the property has ever flooded.

From the Broadford turn right signposted 'Sleat' proceed along this road for
approx. 12 miles until you reach Sabhal Mor 'Ostaig - the gaelic college.
Proceed approx. 300 yards along this road and you will see a signpost for
Tarskavaig/Tokavaig.. Turn right at the signpost and follow this road for some 8 miles passing the township of Tarkavaig. You will then enter ‘Tokavaig’ taking the road along the shore front. Park at one of the passing places and the property is across the croft land to the left hand side.
